As the Tenant named above, your son or daughter has signed a Lease Agreement with the Owners (Carl and Robin Ostach), a copy of which will be sent to you for your reference and file.  Article 4 of the Lease Agreement states, "Resident agrees that the parent(s) of each Tenant will sign a Guarantee to ensure the enforcement of this lease.  The Guarantee must be signed and returned within 10 days of the signing of the lease.  Otherwise, the Owners have the option of invalidating the lease agreement."  Please complete and return this Parental Guarantee Form within 10 days, or the Owners may exercise the option of canceling this lease.  You may deliver, send or fax the Parental Guarantee Form only to the Owners at the address below.   Thank you for your cooperation.

                                             PARENTAL GUARANTEE

AGREEMENT:  Lease Agreement signed on (Date of lease____________________) between the above Owners and Tenant for the rental property located at Tom’s Run Apartments, 1330 Strangford Road, Suite __________ Blairsville, PA 15717.

I/we, the undersigned parent(s) or legal guardian(s) of the above listed Tenant agree that by signing this Guarantee, I/we guarantee the fulfillment of the terms and conditions of the subject Lease Agreement.  This Guarantee includes payment in full of all sums that may become due (for our son or daughter only). This Guarantee remains in effect throughout the term of this lease. 

The liability of the parent or legal guardian shall be continuing, absolute and unconditional.  The Owners shall not be required to exercise remedies against the tenant(s) before proceeding against the person signing the Guarantee. 

Both parents must sign this form.  If parents are separated or divorced and one parent has sole financial responsibility, this form must be signed by the parent with sole financial responsibility.
